5 Tips for First-Time Home Buyers

Ready to move from the world of renting to owning?

If you're a first-time home buyer, looking for a home can be a nerve-wracking experience. It takes a lot of time and energy to find an affordable home that meets your family's needs. Consider the following tips to take some of the stress out of the home-buying experience.

1. Location and home type

The first step is to determine where you want to live and what type of house you want to own. Are you looking for a large home in the suburbs, or a townhouse in the city?

You also need to consider your transportation options. Do you have your own car, or do you rely on public transportation to get to work? If you have children, you'll want to research the local school system.

2. Determine your budget

Every home buyer should have a maximum budget. This is the maximum amount of money you can afford or are willing to pay for the property.

Your budget should include the down payment, monthly mortgage payment, property tax and homeowners insurance. You should also factor in additional service costs associated with home buying such as a mortgage application fee, home inspection fee and closing costs.

3. Check your credit rating

Having a healthy credit rating will increase your chances of obtaining an attractive interest rate on a mortgage loan. Some mortgage lenders may reject your application outright due to a low credit rating.

4. Hire a Realtor

A real estate agent will help you locate homes for sale that fit your style and budget.

The right agent can also assist you throughout the property purchasing process such as making an offer, getting a loan and preparing the necessary paperwork. Additionally, real estate agents can advise you on any other issues that come up during the home-buying process.

5. Get a home inspection

You should never buy a home without first having it inspected by a professional home inspector.

Inspectors will check the structural integrity of the home, electrical wiring, utilities and asses the health of existing appliances, such as the water heater, refrigerator and HVAC system. Otherwise, your new home may come with expensive repairs.
