Nestled in the foothills of California's Sierra Mountains just west of Tehachapi is one of this country's most beautiful living areas. Nearly 25,000 acres in size, this unique gated community of less than 3,600 residential lots encompasses a broad grassland valley, upland meadows, hills studded with stands of majestic oaks, high mountain pine forests, and an extensive wilderness area. THE TOWN CENTER
The Town Center consists of a General Store with lots of country atmosphere, a snack bar, gas station, rest room facilities, and parking area all in a landscaped setting. The Town Center is also the site of the original Bear Valley Springs Schoolhouse, built some time in 1875. It served the children of Bear Valley Springs at it's location near the present Oak Tree Country Club until 1899. Subsequently, it was home to a local hired hand for close to 50 years. After it was moved to the Town Center in the early 1970s, a group of Bear Valley Springs volunteers repaired the building and assembled artifacts, pictures, and other memorabilia into an interesting museum dedicated to the memory of an earlier time.
THE EQUESTRIAN CENTER
Adjacent to the Town Center is the 42 acre Equestrian Center complete with a barn and tack room, stables, corrals, paddocks, training ring, and rodeo ring. New in 1996 were the 140' diameter round pen, a farrier's pen, and a vaulting and gymnastics' arena. There is also a camping area and a clubhouse with manager's quarters. The Equestrian Center hosts many events throughout the year and is home to the BVS Horseman's Association, the Buckaroo Club, the Bear Valley Springs Dressage Society, and the White Wolf Vaulters Club. Boarding and renting of horses as well as riding lessons are among the services for which fees are charged. The approximately 50 miles of dedicated equestrian trails that cover the valleys, foothills, canyons, and high country of Bear Valley Springs are maintained year round and await trail riders of all ages. LAKES, CAMPGROUNDS, PARKS & WILDERNESS

Approximately 9000 acres have been left in their natural state for the enjoyment of Bear Valley Springs property owners. The Wilderness Trail System offers hikers more than 10 miles of developed trails. Park areas comprise about 70 acres, including campgrounds; barbecue pits; picnic tables; showers; overnight equestrian stops, rifle range, and archery range. On the valley floor, ten acre Cub Lake and thirty acre Four Island Lake are open for fishing and sailing. The newly formed Bear Valley Springs Yacht Club held it's Memorial Day kick off event on Four Island Lake this year with lots of family participation and a day of sun and fun for everyone. Water Canyon Campground is located off Campground Drive on Bear Mountain. A campground registration fee is charged for guests. Other fees, which are established by the Bear Valley Springs Association on an annual basis, may be charged to property owners and their guests for some of the services provided by recreational facilities.

OAK TREE COUNTRY CLUB
Situated on approximately 26 acres, Oak Tree Country Club is a civilized oasis in a beautiful natural setting. From it's position atop the crest of a large knoll the clubhouse commands unparalled views of the entire valley. The facility includes the Oak Tree Restaurant, a cocktail lounge (the Oak Branch Saloon), offices, and meeting rooms; a swimming pool and wading pool; a deck area with snack bar; shower and locker room facilities; four tennis courts, home of the Oak Tree Tennis Club; two paddle tennis courts; horseshoe pits; shuffle-board courts; picnic and barbecue areas; and two large parking areas.
WHITING COMMUNITY CENTER
Several years after the Bear Valley Springs resort project began, the developers, Dart Resorts, realized that, while much attention had been given to a host of outdoor amenities, no provision had been made for year round indoor activities. The result was Whiting Community Center, a 11,600 square foot recreational center located next to the Town Center Complex. It is designed to be used for large functions as well as for recreation. It houses a multipurpose gymnasium for basketball and volleyball, which is also used as a meeting place for various organizations. Other facilities include a recreation and game room; arts and crafts area; weight and exercise room; whirlpool and sauna; lockers and showers; kitchen facilities; and a rental storage area. Whiting Center was dedicated on July 24, 1976, and was named for the late Sam J. Whiting, an attorney for Dart Resorts. Mr. Whiting was also the first president of the Bear Valley Springs Association in 1971, and was responsible for drawing up the Covenants and Restrictions for Bear Valley Springs.
OAK TREE GOLF COURSE
Featured here is a nine hole, par 36 course, designed by golf course architect Ted Robinson. Bear Valley Springs has a very active golfing membership with both men's and women's golfing associations holding competitions throughout the season. There is also a driving range, pro shop, golf cart storage building, snack bar and parking area. Fees are charged for cart rental and golf lessons. Greens fees are charged to guests only. Avid golfers have built some beautiful homes around the perimeter of the 9 hole course, and a few home sites are still available. Four Island Lake provides a course water hazard as well as another great site for homes.

BEAR VALLEY COMMUNITY SERVICES DISTRICT

Formed under California's Community Services District Law , the Bear Valley CSD is managed by a Board of Directors who must be resident property owners. The CSD owns, maintains, and regulates the use of the water system, sanitation system., roads, entrance gate, equestrian trails and wilderness areas. The District also owns and maintains other community facilities which are leased to and operated by the Bear Valley Springs Association. The District provides police and gate security services. The CSD Special Assessment of $529..02 (on Kern County tax bill) can be paid semi-annually. The collected revenues go for District maintenance responsibilities.
BEAR VALLEY SPRINGS ASSOCIATION

The Bear Valley Springs Association is a non-profit California corporation, managed by a Board of Directors who are elected by the property owners. All lot owners and condominium owners are members, and pay an annual assessment to the Association. The Association leases, operates, and regulates the use of the Equestrian Center, Whiting Community Center, Golf Course, Oaktree Country Club, Park Areas, and other amenities. The Association has adopted and may from time to time amend the Rules and Regulations governing the use of the recreational facilities leased from the Community Services District. Covenants and Restrictions regulating land use and establishing powers and duties of the Association have been recorded. Covenants and Restrictions are enforced by the Association. The Environmental Control Committee consists of 3 members appointed by the Board of Directors of the Association to control the environment of Bear Valley Springs, including floor plans, elevations, exterior materials and colors, location of improvements, drainage, sewage facilities and landscaping. Property owners are assessed $1,226.00 annually, paid in July for the following 1 year period. This revenue is used to maintain the community amenities, including the golf course, Oaktree Country Club, and the Equestrian Center.

The entrance gate is guarded 24 hours daily. Entrance is by Gate Pass only. The BVS Police Department provides 24 hour patrol within Bear Valley Springs, and maintains internal security.
FIRE PROTECTION

Fire protection is provided by Kern County Fire Department, from a fire station located within Bear Valley Springs.
UTILITIES
Water - A central water distribution system is installed, and is owned, operated and maintained by the District. To finance the purchase of portions of the system, the District sold 3.5 million of general Obligation Bonds. Revenues to retire the Bonds are derived from a bond tax (currently 0.00095456 times the assessed value of the property) which is payable by each property owner within the District and is collected with Kern County taxes. There is a charge for connection to the water system. The cost of installing water pipe in a trench from the street to the house must also be paid by the lot owner. After connection, the property owner will be required to pay charges for water used. The current rate is $30.00 every two months for the first 3,000 cubic feet used. The rate increases progressively thereafter.
Sewage Disposal - For unsewered lots, septic tanks must be installed and maintained at the property owner's expense. For sewered lots (Tracts 3558 & 3559[condos]; Tract 3557 [1/3 ac. Lots]; and certain lots in Tract 3431), sewers have been constructed in accordance with District standards, and are owned, maintained and operated by the District. The cost of maintaining and operation the system is derived from a standby charge and sewer service fee payable by owners of such lots and condos. The cost of installing sewer pipe in a trench from the street to the house must also be paid by the lot owner.
